Balbirnie offers 31 beautifully appointed bedrooms, along with one self-contained Courtyard Apartment. Set within our Grade A listed Georgian mansion, each room combines timeless character with modern comfort. Guests can choose from family rooms sleeping up to four guests, featuring two double or twin bedrooms with a shared en suite; deluxe rooms with king-size double or twin beds; classic double or twin rooms; and double rooms for single occupancy.

Our bedrooms are located across the three floors of the original mansion house, with several rooms situated on the ground floor for guests who prefer to avoid stairs. We also offer a ground floor twin room with wheelchair access. Please note that there is no lift access to the upper floors.

The Courtyard Apartment is a fantastic option for families and groups. This spacious self-contained apartment accommodates up to six adults and six children, or eight adults and four children. Styled with contemporary interiors and soft furnishings, the apartment has its own private entrance from the same corridor as our main bedrooms.

All four bedrooms feature double beds. One room also includes bunk beds and an en suite shower room, while another includes two additional single beds. Three of the bedrooms are located on the lower floor, accessed by steps. On the entrance level, there is one double bedroom and a WC. The lower floor includes the en suite shower room, an additional shared bathroom, and the remaining three bedrooms.

We are pleased to offer special accommodation rates for wedding guests, both for the night of your wedding and the evening before, if required.
